What is a private / pocket listing? When a seller decides to sell a home, most will contact a REALTOR and place their property for sale on the local MLS (Multiple Listing Service) which will hopefully drive many interested buyers to their door. There is another way to approach a sale, and it's called a private / pocket listing. So what is this type of listing all about, and what exactly is the difference?
This is a listing for a property that is technically 'For Sale', but agents will not find it listed on their local MLS (Multiple Listing Service), the database most REALTORS use to view local listings. Additionally, home buyers will not find private / pocket listings on the internet. Most of these properties will typically not even display a "For Sale" sign in the front yard, either. Usually the real estate agent representing the seller will keep the listing in his metaphorical 'pocket' (hence the name) and shares it with only a select few agents he knows and trusts can introduce him to the right clientele.
Some of the most highly sought after luxury properties on the market are listed as private / pocket listings by sellers who wish to maintain privacy, or for a variety of other reasons. Most of these homes will require that a prospective buyer submit proof of funds to purchase before they will even schedule a showing.
