Frequently Asked Questions: Buying Real Estate

Do I need to be pre-approved before looking at homes?

Not always, but if you intend to purchase your next home with financing, obtaining a mortgage pre-approval early in the process is usually a good idea. A pre-approval can help you understand your price range and focus your property search on a realistic budget. When submitting an offer, sellers will generally expect a pre-approval letter or other acceptable proof of funds, and many will not seriously consider an offer without it. If you do not already have a lender, we can point you in the right direction so you can begin the process.

Note: A pre-approval should not be confused with a pre-qualification, which is typically a more preliminary estimate based largely on information you provide and may not be accepted as sufficient proof of financing.

Do you assist foreign national buyers with financing?

Yes. We have assisted foreign national buyers who needed financing to purchase real estate in Southwest Florida. Financing options for buyers without an established U.S. credit history can differ from standard domestic loan programs, but specialized foreign-national loan programs may be available depending on the lender and the buyer’s circumstances. If financing is needed, we can help point you toward lenders who work with international buyers.

What do I need to do before scheduling property showings?

Before we can begin touring properties together, current MLS rules require a written agreement between the buyer and our brokerage. Depending on your needs, this may be a limited Showing Agreement covering specific properties, or a buyer-broker agreement. We will explain the available options and use the agreement that best fits the showing situation.

How do I make an offer on a home?

In a typical residential real estate transaction, the offer is usually prepared using the purchase contract itself rather than a separate informal document. Your offer includes the proposed purchase price as well as important details such as the escrow deposit, financing terms, inspection period, closing date, and any other applicable conditions. We help you review these terms, prepare the offer according to your instructions, and submit it to the seller or listing agent for consideration. Until the seller accepts and signs the agreement, it remains an offer.

What happens when my offer is accepted?

If the seller accepts your offer and signs the purchase agreement, the offer becomes a binding contract once the required acceptance and delivery have occurred. From that point forward, the dates, deadlines, contingencies, and other terms written into the agreement cannot be changed unilaterally; any modification generally requires agreement of both parties. The transaction then moves into the contract-to-closing phase, which may include the escrow deposit, inspections, financing, appraisal, title work, association requirements, and other contractual obligations. We help track all important deadlines and coordinate the transaction through closing.

Can you help me if I live outside Florida or outside the United States?

Yes. We regularly assist buyers who live in other states or outside the United States, and much of the purchase process can be coordinated remotely, including property research, offer preparation, electronic document signing, transaction communication, and coordination with the other professionals involved.

For homes and condos, we generally recommend viewing the property in person whenever possible. Virtual walkthroughs can be arranged when necessary, but they cannot provide the same level of detail or overall impression as an in-person visit. Vacant land is often easier to evaluate remotely, subject to appropriate inspections and due diligence. Buyers should also be aware that some condominium or association communities may require an in-person interview or approval process before closing. Regardless of whether you view the property personally or remotely, we strongly recommend having a qualified, licensed inspector evaluate the property as part of your due diligence.

Yes. Coordinating a sale and purchase at the same time requires careful planning, especially when proceeds from your current property are needed for the new purchase. We can help coordinate timing, contractual deadlines, showings, and transaction details on the purchase side and, when applicable, work with you or your representative on the sale of your existing property as well. This often involves close coordination with title companies, lenders, and other real estate professionals to keep both transactions on schedule.

In more complex situations, such as when the purchase depends on proceeds from another closing or when a 1031 exchange is involved, additional planning may be required to keep the transactions aligned. Every situation is different, so the strategy depends on factors such as financing, closing dates, market conditions, and the terms of both transactions.

Can you help with new construction?

Yes. We assist buyers with a variety of new-construction options, from completed or under-construction spec homes to custom and semi-custom homes built from the ground up. Depending on your preferences, budget, timeline, and desired level of customization, we can help you evaluate the options and determine which approach may be the best fit for your purchase.

Completed or Under-Construction Homes:
If you prefer a home that is already completed or currently under construction, we can help you compare available properties, review pricing, included features, finishes, estimated completion timelines, and other relevant details, and arrange visits when appropriate. If construction is still at an early enough stage, some builders may allow buyers to choose from available options for items such as flooring, tile, cabinetry, fixtures, or color selections. We can help coordinate those details and guide you through the purchase process.

Custom or Semi-Custom Construction:
If you are considering building from the ground up, we can help identify builders whose price range, architectural style, available floor plans, and level of customization fit what you are looking for. Once you select a builder, we generally remain involved throughout the process, helping coordinate communication, selections, and important construction milestones while guiding you through the transaction from contract to closing.

Builder Research and Due Diligence:
We can also help you gather publicly available information about builders and the properties they offer, but buyers should independently review the builder, construction contract, warranties, licensing, and other relevant information before proceeding.

What type of brokerage relationship do buyers have in Florida?

Florida law recognizes different types of brokerage relationships, and the duties of a real estate professional depend on the relationship that applies to the transaction.
